Hi, I've got a Boilermate 2000 linked to a full house piped UFH system. Basically, it stopped working properly in Sept 12, we called out Velta, the UFH installer who had a quick look, changed a few flow rates and settings and went away. It seemed to work for a few days then all heating went again. Called them, they said nothing wrong with their system, must be the boiler or the Gledhill. Had boiler checked out, this is fine. Have had 3 or 4 guys out to the Gledhill, each one saying something different! Reading between the lines, one says that the wired link on the PCB is there if you don't have any room thermostats, so if you don't have any then this link needs to be in. I do have room thermos in each room. The last guy said this link should be installed to make the system work, so i put it in. If I take the link out the system doesn't work at all but if I put it in, then it works but I appear to have no control over what temperature anything Is? It's difficult this time of year as its not cold so you can't tell if something is working or not. Am at my wits end with this now and think I will go mad if I get to Xmas 13 and I haven't managed to fix it. Can anyone help please? Disillusioned Roger from York.

Your room thermostat connected to pins 8,9,10,11
8 - E, Earth
9 - L, Live(from PCB)
10 - N, Neutral
11 - SL, Live to PCB for switching on
So when temperature drops below threshold, your room thermostat connects pin 9 to pin 11. If your system works fine when you have that link(obviously without temperature control) then your room thermostat system is faulty. I don't know how all your thermostats connected to the PCB. I'm not professional installer, just electronics engineer so I can only guess that either they all connected in parallel or all connected to master unit(wireless type for example) which then connected to Boilermate PCB. Then you have either common wire broken somewhere or master unit.

Thanks for this. I have long suspected it was something to do with my thermostats which are all hard wired. I think I need to get an electrician to check the therms out and check all the wiring on the system. It's difficult to assess anything at the moment while the weather is so warm. I am checking exactly what happens with the link in for a week and then with it out for a week to see what I can tell. For whatever reason my thermostats were all positioned just above the door heads in each room - as far as I am aware, UFH works by heating the lower parts of the room only so surely positioning them above the doors would mean they never actually get an accurate room temp reading?
I will let you know how I get on after I have sorted out a sparky to have a look.

If you as mentioned have a room-thermostat in every room, you have to have a receiver box where all thermostat wiring is going in to and some manifolds where your UFH for each deferent room get feed from. There should be also a clock on your BM2000, This link from 9 to 11 is linking the room stats out so the stop and start of your UFH is only timed and not controlled from the thermostats .
Start with checking the clock on your BM2000 first if 9 has 240v sending to your room-stats , and if there is a call from the stats coming back to 11 (SL) if a thermostat is calling for heat. Be aware ,there could be a long delay regards to the connector-box setting ( where all your room thermostats coming in to)
Your system could be also zoned. This means you could have more than one Pump for your heating ( except the one on the BM2000) so it is difficult to diagnose without being on the system.

Mario, thanks for this but not sure if it helps!
I do not have a clock on my BM2000 - I always understood that the room thermostats controlled the heat level in each room and if that room wanted heat then the thermostat sent a message back to the UFH unit instructing the BM2000 to supply the water and it it wasn't hot enough then the BM2000 would instruct the boiler to fire up to give it some hot water.
I do have two manifolds for the UFH, one upstairs with about 7 loops and a Themostat connector box next to it and another manifold downstairs in the garage that looks after the ground floor 8 loops, again with a Thermostat connector box next to it. The main UFH mixing box thing with a pump and all the digital settings panel is next to this manifold as well.
I think all this is leading to the need to check out the wiring of the Thermostats and make sure they were installed correctly 8 years ago or maybe find a fault somewhere.
