I've got an Electramate 2000 9kw in my flat. It's probably about 11 years old. I've had long stretches (two or three years) where it has operated without any problems and then other years where it seems to need constant repairs - this year being one of them! I have a maintenance contract with Gledhill and have so far had them out four times this year. The first repair came about when I lost heating, hot water and there was water trickling from the overflow. Gledhill fitted a new expansion tank and changed a pump and a couple of valves and the problems went away. About a month later I was awoken in the middle of the night to the sound of my burglar alarm was going off which I assumed was due to a power cut. However, I soon discovered that it was the mains electric in my fuse box that had tripped. I reset the fuse switch and everything appeared ok until I got up in the morning to discover that I had no heating or hot water again and that I could hear one of the pumps running continuously. Gledhill came out and found that the boiler had overheated but that there was no apparent cause so reset the boiler and left. The same happened again the following week and again they reset the system and tweeked it a bit and left. Then again this week, the same happened. The engineer came yesterday and once again found that the system had overheated, but reckoned he had located the problem and it was due to a faulty valve. Last night I once again could hear a pump in the system running continuously despite there being no heating or hot water in use. Realising that this once again appears to be a symptom of overheating I decided just to switch off the boiler at the two main switches in the boiler cupboard. As I did this I realised that one of the switches was red hot to the touch and was giving off that feint fishy odour that seems to be linked to burnt electrical sockets. Frustratingly this has happened once before, a couple of years ago, with the exact same socket. An electrician came out and changed the burnt out / scorched socket for me and he guessed that it was probably just a loose connection that had been shorting.

I'm at the end of my tether with the boiler. Could the boiler be causing the burnt out sockets, or is it likely to be connected to be a fault in my home's electrical wiring? Or can anyone hazard a guess as to what is going on? I'm worried that one day I'm going to end up with a fire on my hands! I haven't phoned Gledhill yet, but I'm guessing they won't come out because they only cover the internal workings of the boiler.

I don't know whether I actually need one but I've been starting to look at new electric boilers, but they do seem hard to come by. Gledhill have a Torrent but the engineer doesn't seem to know much about them or how they compare to what I've got. I know a few people have got the Heatrae Sadia, and while most seem happy, I have heard of one or two problems. Anyone have any suggestions as to what is a good replacement?

Just noticed in the installation manual that the boiler should be on a 45 amp circuit breaker in my fuse box but mine is only 40amps. Could this be the cause of the burnt out isolating switch? Can anyone help?
