Hi new to the forum.

Just moved in to a 7 year old house a few month back. The house has the BoilerMate A-class Ov fitted. Never had a system like this before so I dont know if everything is normal with the Boilermate. When I open the curboard where the Biolermate is the first thing I get hit with is a strong smell which is hard to explain but its allmost like a medical sort of smell. The other thing is the case of the Boilermate is warm to the touch and has a good bit of heat coming from it. I know the unit is a thrmel store and is meant to hold the heat inside.

Also the small tank that sits on top of the Boilermate is warm. When I lift the lid off it there is a lot of warter that runs off the inside of the lid.

Maybe this is normal for this system but something just feels wong to me. The hot water and heating seem to work fine. The only thing I can say about the hot warter is it gets to a temp. where you cant put your hand under it.

It would be helpfull if you guys could let me know if this seems normal for the Boilermate and if not is there anything that I can check my self before having to call for a engineer.

Sounds ok.
Have you the books?
As in user book & installation book?
Down load for free from Gledhill.
The smell needs checking as it could be the relay for the emergency switch (back up heater)
Top tank will be hot. And water on lid normal.
Hot water works via sensors.
Can not be altered.
But you could have a sensor problem
Main ACB
Or DHW pump.
But I doubt it.Check on here for advertisers in your area?
Or Google it.

Thanks for the adice Mike. I dont have the books but I will have a look on the Gledhill site. The first thing I would like to check is the back up heater realy. I will hae a look through the books to see if it says anything about it. If there is no info on it would you know how to check it? A few folk have said that the smell may just be a chemical in the tank. what do you think? i will try and find out if there is a way to find fault codes on the Boilermate.

had a look at the books from Gledhill. Found out that you can run trough any fault codes. Here is what came up. Anyone know where I can find out what they mean if anything.

All seems ok.
But there are 29's coming up in the cO last lot.
I will check later.
But Relay rings a bell.
But 29 not in the book.
Will check my list on the van.
Hot water should be 50 to 55 c.
Check it with a temperature probe.
If not correct try changing DHW 7 or PHE sensors.
But the sensors tell the ACB and the ACB runs the DHW pump.
Have you checked inside the unit for any heat marks / burning?
Have you smelled the top tank inside?

Hi Mike I had check over the temp with a probe and it showed 82c. Can you let me know DHW 7 and PHE sensors are located. They doesnt seem to be any heat or burning marks.

Page 6 of the book.
7 & 8 are the sensors ref hot water.
These tell the Main ACB the information.
Which then pumps the water around the plate heat exchanger.
It speeds the pump up & down to steady the temperature.
Which should be 50 to 55c. But at a fairly good flow rate.
Sometimes the slower the flow the hotter the water will apply.
50 to 55c is quite hot anyway.
If a problem the a thermostatic mixing valve can be fitted to the basin.
Kitchen sink needs to be hot.
And in most case the bath does too.
Although care must be taking where children or infirm people are concerned.

Thanks Mike. I will have a look and see if I can find new parts. Could this also couse problems with my shower flowrate. My pressure reducing valve under the sink is set to just over 3 bar. If I turn it up I can get a max of just under 4 bar coming in to the house.

With 3 bar I get 27l per min at my outside tap. I get just under 3 bar at my shower with around 12l per min. Could the boilermate be causing the drop in flow rate?

I see that in the manual it says that the Boilermate can handle up to 5 bar presure but when I look at the pumps inside the say max 3 bar. I take it It wouldnt be safe to push the presure up with the pumps saying 3 bar on them?

You really need to get back to basics.
Study the BM books etc.
None of the pumps are working at mains pressure.
3 bar is good.
If you keep increasing the pressure you can / will get problems in your dwelling.
The plate heat exchanger on the BM could be scaled.
Or the filters on the shower could be blocked.
When testing flow rates ref the BM only the hot comes from the BM
Check all taps / outlets.
Bath if fitted is the best one.
Ref showers try with the head removed.
