Another no hot water problem
Please help me identify the problem
Configuration (approx 15 years old):
- BoilerMate II (no service for the last 4 years)
- Boiler: BAXI Solo 3 60 PF (Control Board replaced last year)
- Pumps: Grundfos Selectric USP 15-50x18 and UPS 15-50 130
- Hard water area
Symptoms:
- Heating is on but radiators are mildly warm even if I set the temperature to 30
- Lost hot water 4 days ago. When hot tap switched on luke-warm water flows for approx 3 secs and then coldish (almost as cold water)
- Dreaded buzzing from both PCBs after restarting the system (drained and restarted the system to do the mixing valve inspection)
Checks performed
- Boiler is running on max, all correct lights are on
- Plenty of water in the overflow tank. When draining BoilerMate I can see that the level of water in the overflow tank goes down, i.e. the pipes are not blocked and BolerMate has got water in it. Also the water coming from BoilerMate when drained is quite dark
- Removed the Mixing Valve and visually inspected, appears to be ok. Also when hot tap is on and coldish water is running the temperature of the pipe that goes to the Mixing Valve also goes cold, i.e. Mixing Valve appears not to be a problem
- Both PCBs are buzzing after the restart of the system. Delay Timer PCB is buzzing first all the time, after approx 30 minutes intermittently. Pump PCB intermittently and infrequently
- Pumps appear to be ok, can sense vibration when touching, changes with the change of the setting from 3 to 2 and 1.
- BMII outer casing feels cold, was much warmer before
What I think it is not
- BoilerMate has got water in it even though it is dark and oily (inhibitor?)
- Mixing Valve is visually ok
- Boiler is ok
- Not a scaling problem as the water is not warm but almost cold and the problem developed quickly rather than gradually
So overall appears to be PCB problem but buzzing developed after the fact that the hot water was lost and as a result of the system restart. Previously there was buzzing sounds but for 3 secs maximum and not too frequently
Please help, do not really want to order both PCBs without knowing for sure it is the reason why no hot water
Thanks in advance

Re: Another no hot water problem
Situation update
Switched off boiler for the night and switched on water heater (immersion). In the morning warm water in the hot tap, BMII casing is warm, pipe into the mixing valve piping hot but not on the exit
Switched on boilerin the morning, radiators piping hot, buzzing from PCBs this time only for 3 secs every 5-10 mins instead of constant buzzing like yesterday

Re: Another no hot water problem
Get some new PCB's, they are not to expensive at all. All you need is the : XB041 and an XB104 ( Gledhill part numbers)
hope this helps Mario

Re: Another no hot water problem
Will do just do not understand how they can cause the no hot water problem. Both pumps are spinning as far as I can see (metal cap removed/can see the spindle rotating)
Will update in 2 days and I get them from ebay
Thanks

Re: Another no hot water problem
OK as I feared changing the PCBs did not help much apart from buzzing
Boiler BAXI Solo switches on for approx 7 minutes but radiators only get slightly warm. Then the burner in the boiler switches off and the boiler starts clicking every second - I can see the spark where the flame should be. After some time (30 mins?) the cycle repeats
Needless to say the thermostat on the wall is on max and the mechanical clock on the BMII is on "constant heating"
Boiler's PCB was replaced last year and is still on warranty, should I replace it again?
I'm totally confused!
