Torrent T250 OV - HW is too hot!

Post  jnm72 on Tue Dec 02, 2014 4:21 pm

Hi, newbie here, so apologies if this is in the wrong place, but couldn't see a Torrent Section

We've had a Torrent T250 OV installed for a while now, but have an ongoing problem with the temp of the HW coming from the first tap in the downstairs cloakroom on the HW circuit and I'm concerned that my plumber has missed something somewhere!

I'll try and get photos if that helps, but in essence the installation is as follows. (It's currently only supplied by a Gas Boiler, not Solid Fuel) It's on the ground floor of a two floor house.

Mains Pressure cold water enters tank through the lower Cold Mains Input and also splits as per the manufacturer's pipe work to go up to the mixer valve on the DHW output. The mixer is set to a comfortable temp (around 50c which is achieved at all the taps and showers in the house apart from the first tap in the DHW circuit which is scorching hot. Not measured it, but it's way above the safe temp for me, let alone the three kids)

The DHW output from the mixer valve is plumbed approx 2' straight down to approximately the same level as the Cold Water Mains input, before turning through 90degrees, continuing a short distance to the wall, and then going through 90 degrees and up the wall to the upstairs bathrooms. Just after it turns through 90 degrees to head upwards, there is a T reducing to 15mm to take DHW straight through the wall to the downstairs cloakroom.

Just before the cold water feed turns through 90 degrees to enter the mixer valve it passes through a T piece which was pre-installed on delivery. The cold water enters from the bottom, the 90 degree element of the T goes into the mixer and the continuation of the T upwards has a short 6" pipe and end cap, which is as installed on delivery. The cold water feed pipe from where it splits off at the Cold Water intake upto this T is incredibly hot and the end cap above is scalding to touch.

So basically when that first tap is opened, the TS DHW output is only mixing to start with with very hot water, not cold. Should that End Cap have been removed on installation and that pipe taken somewhere to loose the excess heat?

I'm about to have the downstairs taps changed to a single basin mixer, but would still like to manage and regulate the initial scalding flow of DHW to prevent injury.

Thanks, I hope that's clearer than mud!

If you run the tap for awhile does the DHW settle down?

Hi Mike,

That was quick, yes it does settle down after about 30secs or so, but still remains hotter than the rest of the system. But it's that initial few seconds, when it's really scalding that I worry about!

Thanks

Anyone able to help with the above please?

Hoping I've uploaded the photos correctly and you can all see them?

Thanks

I would get rid of the silver isolating valve on the DHW pipework leaving the unit.
Not needed at all.
Does not look full bore but hard to tell.
All you require is a Full bore lever valve on the cold feed in.
The blank of on the Tee is ok.
Could have used an elbow.
But if you look in the installation manual the picture shows that going to F & E tank cold feed.
Ref the basin tap located close to the unit.
As you answered the DHW does settle down once run.
If a problem you could fit a thermostatic mixer valve to the pipe work feed the basin hot tap.
All it does is mix the hot water to the tap at the temperature you set it at.
Check link which is for a Peglar TMV at just under £45:00p

Also check the DHW temperature at the bath hot tap. Looking for 50 to 55C
Turn the Green knob clock wise to make the DHW cooler.
