for the second time in a year we have had to replace the 2 rod thermostats on our boiler.

Our landlords engineer has said the reason this has failed again is due to the fact that the top up tank was not kept at the right level and also that because we had some "clutter" stored around or onthe system, it was not able to "breathe".

Does this sound right? obviously if it is then we are at fault and will have to pay for the repairs.

would appreciate any thoughts.

No that's rubbish. He's making it up to suit himself. Nothing to do with the tank water level or 'clutter' stored on or around the tank. definitely NOT your fault. (Playing Devil's Advocate, Have you been specifically instructed by the landlord [or his/her agent] to maintain a specific water level in the tank and not to store 'clutter' around the unit? Does it say this in the User Instruction booklet provided by the LL? Did the LL supply a User Instruction Booklet in the first place? If not then how were you supposed to know and why should you pay for repairs?)

Rod thermostats are very unreliable. I now limit the guarantee on any I fit to three months. Even then I still get nervous if I've travelled a long way to fit them. They can fail at ANY time in my experience.

Thank you Mike,

They have now sent me maintenance instructions for a PulsaCoil III not the 2000 we have, and I note that there comments are word for word the same as your common faults. 1) Depleted Water. Looks like they have been looking at your website.
