Hi,

My mums outside discharge pipe is discharging rusty water when ever the Potterton Suprima 40 is asked to heat the rads or hotwater storage (Boilermate II). It also slowly builds up to a loud banging (tapping pipe sort of noise).

Can this be due to the fact it is a rented property and she cant remember anyone spending more than 10 minutes on the service / gas cert. She definately doesnt remember being told about inhibiters being added or flushes carried out.

Could this be resolved with a chemical flush or would more indepth repairs result?

Any help would be appreciated as landlord is (as always) slow to respond.

The landlord needs to get this checked out.
Sounds like a very severe sludge problem.
Possible cold feed is blocked and unit short / low on water.
With regards to Gas inspection / landlord the tenant should be given a copy.
When a boiler etc is serviced it does not mean "repaired"
Perhaps some comment have been made in the past by others.
But the Land lord may have ignored them.
If the land lord does not act then the local authority would be a good place to start.
As they are very good at dealing with dodgy landlords if he is one,
