Hot water in expansion tank
Hi, I've recently had problems with my boilermate111 - the hot water is fine, but only some of the radiators are getting warm, in fact, only one downstairs is working and thats the first one in the system. Strange thing is, some of the pipes feeding the rads are getting hot, but the heat doesn't get past the valve. Surely not all the valves have packed up - too much of a coincidence ? My other problem is that i discovered there is hot water in the expansion tank, the level is too high and water is trickling away down an overflow ? Any thoughts gratefully received ! The system is 11 years old and has been troublefree since new boiler fitted 2 1/2 years ago.

Hi Clive,
I am afraid to say that if your F & E tank is full of hot water and your overflow is constantly dripping then the unit has failed and will need replacing, the problem you are experiencing with the radiators could be caused by this, I would advise you to replace the boilermate 3 but before you do have the radiators / ch circuit power flushed.
