I have a Suprima 30 and Boilermate 2. Woke up this morning to find no hot water or heating. Boiler green light flashes as normal then gives up after a few attempts and red light comes on signifying lock out. Any simple things I can check before getting engineer? Thanks

Post investigation - problem was a failed gas valve. That's now been replaced and all back to near normal. Cost £148 for valve and £50 to have it fitted by Gas Safe man. You can get the the valves for about £80 inc postage with next day delivery but we'd had two freezing cold days without heat or water and I wanted a part that could be fitted same day so paid the extra. Only issue we now have is that the hot water 'fades' a bit eg when having a shower we have to constantly tweek the temp lever up to keep good temp throughout. This is not a thermostatically controlled shower just a plain mixer assembly so I assume it must be the heating system. To be fair it was doing this pre-gas valve problem. I replaced the Brawa mixer valve about 2 years ago with the original one having been in there for some 8 years. Is it possible that could have failed again in such a short time? By the way we also discovered that we have no immersion unit in the Boilermate 2. The slippery builders put in a live switch so you can turn it on and nice red light glows but it ain't attached to anything on the tank! Engineer advised we don't try installing one now as messing about with a 12 year old Boilermate will bring nothing but misery, in his view.

Bm II
12 years old.
A de scale would be good.
And yes the mixer valve may be scaled.
But I would say the unit / internal coil needs a descale.

Cheers Mike - always rely on you for a speedy reply. Replacing/Cleaning the Brawa valve is something I could deal with myself but de-scaling the unit/coil sounds a bit out of my league unless you can offer an easy DIY guide?

No you need a small de scaling pump / machine.
And the adaptor which is a doctored mixer valve.
I spent over £400:00p for my set up.
Not recommended that an ordinary power flushing unit is used.
And the chemical cost would be dear as they need a lot more in them ref the min and max lines.

Well you might get the descale done for that price.
But the nearer London higher the rate.
Try looking on here, home page list of advertisers.
Or Google up for Gledhill repairs / descale / what ever BM II etc etc.
Or call Gledhill direct and see if the cover your area.
Or they may recommend some one.
It would be a 168 mile round trip for me.
Plus at least 4 hours travel time.
Coming out at around 375:00p
Just for the descale, mixer valve may have gone too.
